Rocca is a residential project located between La Punta and Zicatela, in one of Puerto Escondido’s fastest-growing and most promising areas. Its location offers a daily experience closely connected to the beach, nature, and the social life of the area, just a few minutes from cafés, restaurants, and the ocean.
The project is composed of a series of stepped volumes that adapt to the site’s natural topography. Its architecture is organized around terraces, patios, and open spaces that bring in natural light, encourage cross ventilation, and create a continuous relationship between the interior and the surrounding landscape. The different unit types include apartments and penthouses with private terraces, pools, and views of the jungle or the sea.
Rocca’s architecture proposes a way of living in Puerto Escondido that feels more connected to its surroundings. Materials inspired by stone, earth, and vegetation create a warm and natural atmosphere, while sustainable strategies and the integration of the landscape shape a residential experience that is calm, timeless, and closely tied to its setting
Estudio Carroll is an architecture, design, and sculpture studio whose practice is focused on developing contemporary projects through a critical and forward-looking perspective. Each project begins with a reflection on how architecture can respond to present-day needs, integrating sustainability, innovation, and social value.
Their work spans different scales and programs, always through an approach that combines technology, innovative materials, and a careful reading of context. Through clear concepts and precise proposals, Estudio Carroll creates spaces that go beyond function, generating new relationships between people, the environment, and the city.
For Estudio Carroll, architecture is a tool for transformation. Their methodology brings together research, formal exploration, and environmental responsibility, resulting in projects that draw from the knowledge of the past and project it toward the culture of the future, through an architecture that is thoughtful, contemporary, and deeply connected to its time.
Zicatela is a landscape suspended between two forces: the vastness of the ocean and the quiet rhythm of the coast. It is the constant sound of waves breaking on the sand, the salty breeze moving through the palms, and the warm light slowly settling over the horizon at the end of the day.
Here, life happens among simple streets, open terraces, and places that invite you to stay. In the morning, cafés begin to fill; during the day, the beach and the sea set the pace; by sunset, conversations continue as the light begins to change.
Between the power of the sea and the simplicity of its streets, Zicatela offers a way of living that feels open and effortless. The beach becomes the center of everyday life: a place to walk, to observe, to meet, and to let time move at a different pace.
It is a place where nature and daily life coexist naturally, where every sunset transforms the landscape, and where living becomes an experience of constant discovery
