Félix is a residential restoration project located at Oaxaca 42, in the heart of Roma Norte—one of Mexico City’s most historic and culturally rich neighborhoods. Just one block from the Cibeles Fountain, its privileged location offers a connected, walkable lifestyle close to some of the city’s most iconic destinations.
The project is rooted in the restoration of a 1940 building originally designed by architect Félix T. Nuncio, thoughtfully blending its architectural character with the demands of contemporary living. The development features exteriorfacing apartments and penthouses arranged across multiple levels, many with private terraces that strengthen the connection between interior spaces and the city.
Spaces were designed to prioritize natural light, ventilation, and spatial clarity. Efficient layouts and functional planning are complemented by a refined palette of materials—wood, stone, mosaic, and restrained finishes— creating warm, timeless interiors that respect the building’s original spirit.
C2D is an architecture studio dedicated to the design of projects across different scales and uses, with a clear and analytical approach to the design process. Their work begins with understanding the specific conditions of each project and building a strong relationship between site, structure, and architecture, always seeking solutions with character and timelessness.
Their practice spans residential projects as well as mixed-use developments, all guided by the same principle: responding precisely to the needs of each project and the people who inhabit it. In every work, C2D integrates contextual analysis, constructive logic, and careful planning of timelines, budgets, and available resources, understanding these factors as an essential part of the design
For C2D, architecture is a collaborative and responsible process. Their methodology brings together design, planning, and technical expertise, supported by a network of specialized consultants, to develop coherent, efficient projects that are deeply connected to their surroundings.
Roma Norte moves to a rhythm between two tempos: the constant energy of the city and the everyday life that lingers in small details. It is the early-morning hum of cafés, the sound of bicycles gliding along treelined streets, the golden light that settles on old facades and blends with contemporary architecture.
Life unfolds in corners filled with stories, terraces that open toward the street, and parks that offer a moment of pause without breaking the city’s movement. It is a neighborhood that embraces urban life yet invites you to experience it slowly: to walk, to observe, to stay a little longer.
Between wide avenues and quiet passages, between Porfirian mansions and new cultural spaces, we find a way of living that feels open and close at the same time. Roma is lived outward—through its markets, cafés, and bookstores—but also inward, in the memory of its buildings and the familiar routines that repeat with affection.
It is a place where past and present speak without hurry, where every street holds a different texture, and where living becomes a continuous act of discovery
